Many new home buyers have never lived in a community with an active Home Owners Association (HOA) and need to consider what that may mean to their lifestyle, and how it may compliment or not be a match with expectations.

Crow Canyon Heights has a very active and well organized Home Owners Association (HOA). The principle governing documents are the CC&Rs (Covenants, Conditions & Restrictions), Bylaws of the Association, and Rules & Regulations. The Rules and Regulations are designed to explain how rules are enforced to keep the HOA in compliance with existing laws, regulations, CC&Rs, and Bylaws. At time of home purchase there are many documents to read, review, agree to, and sign. One should do this well in advance of finalizing a home purchase. Often times a new buyer “assumes” what may or may not be included in the documents, or what is or is not actually enforced. It is important to familiarize oneself with the details that can prove to be an important part of every day life in the community.

Parking and housing of vehicles inside the garage is often a popular topic. Crow Canyon Heights homes each have a 2 car garage. Vehicles are required to be parked inside the garage with the door closed, providing an orderly, clean appearance for the community. Many residents moved to and enjoy living at Crow Canyon Heights specifically because of such practices. New buyers with very large, private vehicles have sometimes encountered issues with parking. HOA governance makes no exceptions, except for pre-approved, very short, temporary situations, for an inability to house large SUVs or personal trucks inside the garage due to the size of the vehicle. There is also a prohibition to parking commercial vehicles of any kind within the community. These are just a few of many important factors to take into consideration.

Each home at Crow Canyon Heights has a fenced in, back patio area. Some models also have a front patio area. The patio areas are for the enjoyment and exclusive use of the homeowner. Except for the patios, outside of the home is designated “common area” which is open to everyone (non exclusive use), and is maintained by the HOA. All homeowners appreciate and expect courteous and respectful conduct in all the common areas. Maintenance and changes to the outside common areas in the community are managed and controlled by the HOA. Any homeowner initiated changes to landscaping, lighting, and exterior appearance must be approved in advance by the Association via a formal application process.
